  • Arizona Housing Forecast 2026–2027

As someone who’s called Northern Arizona home for nearly four decades, I’ve always believed real estate is about people first—yet understanding the numbers helps us make the best decisions for our families and our future. Looking out across Greater Phoenix in mid-Q3, the median sale price held steady at $445K, with about 23,400 active listings and roughly 4.3 months of inventory. Homes spent a median of 64 days on the market, while list prices softened a bit but closed prices stayed level—giving Arizona buyers a little more room to negotiate credits, buydowns, inspections, and get the most value per square foot.

Builders in our region have been especially competitive, stacking up incentives. That’s why—whether you’re weighing the charm of a resale or the fresh start of new construction—comparing the true monthly cost (not just the sticker price) makes all the difference. For sellers, recent months have made one thing clear: pricing based on the last 45 days of local comparable sales, planning for concessions upfront, and knowing when to reset listings that linger past 60-70 days are all key steps.

Looking toward early 2027, we’re likely to see closes that are flat or just a touch softer, ongoing opportunities for negotiation, and a need to stay mindful of near-7% mortgage rates, builder buydowns, insurance, and those all-important cooling costs. My approach—shaped by years of listening and local insight—is to guide clients through these shifts with clarity and care, always keeping community and your next chapter at the heart of the process.

Why solar is becoming standard, not optional, in Arizona new home construction

In Arizona, we’re seeing a shift: solar power is no longer just a bonus feature in new homes—it’s quickly becoming the standard. In my years helping folks buy and sell throughout Sedona, the Verde Valley, and the Quad Cities, I’ve seen firsthand how energy efficiency has moved up the wish list, especially with our high cooling costs under these big desert skies. Builders are now pre-wiring homes for solar, recognizing that today’s buyers expect smarter, more sustainable options that fit both their values and their budgets. For many of us who call Northern Arizona home, it’s about creating spaces that support our way of life and our community for years to come.
